ROOFING REQUIREMENTS

GENERAL

A permit is required when more than twenty-five percent (25%) of the roof covering, in any plane of any building or structure is replaced in any twelve (12) month period. The new roof covering shall be made to conform to the requirements of the California Building Code for new construction.

New Construction. Fire-retardant roof covering as indicated in Section 1503.1 or 1503.2 or 1503.3, including pressure treated wood shake or shingle roof assemblies when approved by the Building Official, shall be required for all new construction. Roofing with less than one-fourth inch (1/4") slope per foot shall have deputy inspection during application of all roofing materials.

Roofing in the Hillside Brush Area (the area on the east side of Alcosta Boulevard and east of Alcosta Boulevard to Stagecoach Road and on the west side of San Ramon Valley Boulevard and west of San Ramon Valley Boulevard), as defined by the Building Official and San Ramon Valley Fire Protection Districts shall be constructed as required in UBC Section 1503.1 and/or 1503.2.

1503.1 Roof Coverings within Very High Fire Hazard Severity Zones. All new structures, and every existing structure when 50 percent or more of the total roof area is reroofed within a one-year period commencing on any date on or after January 1, 1997, within very high fire hazard severity zones designated by the California Department of Forestry and Fire Protection, or by a local agency, shall have at least a Class A roof covering.

1503.2 Roof Coverings within State Responsibility Areas. Every new structure, and every existing structure when 50 percent or more of the total roof area is reroofed within a one-year period commencing on any date on or after July 1, 1995, shall have at least a Class B fire retardant roof covering.

1503.3 Roof Coverings in All Other Areas. Every new structure, and every existing structure when 50 percent or more of the total roof area is reroofed within a one-year period commencing on any date on or after July 1, 1995, shall have at least a Class C fire retardant roof covering.
